** Should any reservations fall within dates that have been mandated by Colorado State or Gunnison County as “no travel to or from Gunnison County” due to Covid 19 related issues, shall be issued a full refund minus the 5% processing fee. Please note that refunds will only be issued if there is in fact a written mandate- suggested guidelines and advisories are not included in this policy. As well, county guidelines are regularly updated on the Gunnisoncounty.org website and guests are advised to check regularly to ensure they stay compliant with all rules, regulations, number of households under one roof, etc. It is the guests' sole responsibility to stay compliant and updated on the rules and regulations in effect in our county and city.

***** Early check ins and or late check out requests may be granted on a per booking basis and may be subject to additional fees at the time of booking. Last minute requests cannot be granted due to pre established cleaning and maintenance schedules. Guests who occupy any part of the property including the driveway prematurely without preauthorisation from the home owner or property manager will be subject to a $ 250 fine. Guests will also be asked to vacate the property and return at check in time. Guests who check out after 10am  without preauthorisation will be asked to vacate immediately and will be subject to a $ 250 fine.

This property is strictly no smoking, both inside the house and the outside yard space.  Thank you for your cooperation!

Since this is a newly remodeled property, extra attention will be paid to screening potential pet visitors (to avoid damage).  Only extremely well behaved pets will be considered and additional pet fees and deposits will apply.  All pets MUST be authorized by the office.

There are three off street parking spaces for this home. Please note that during the winter season only two parking spaces are guaranteed due to snow removal. During the winter season, please be sure to abide by the posted Winter Parking Laws to avoid ticketing/towing.

Grill is for summer use only.

RVs and campers are prohibited at all Watchdog properties.
